How are you guys using AI?

Hello,

As I'm in college, I use chat GPT daily, I was curious as to how everyone is utilizing AI for real estate. I'm sure the possibilities are endless it just depends on how creative you are.

I’m using it more and more every day. I used it the other day with help in determining if trustee fees should come from the assets of the trust or the income of the trust. It was very helpful. A lot of what it comes up with can be found using google but is presented in a much more organized fashion.

Of course, it’s not always right, nothing is.  If one believes everything somebody (including professionals) or something tells you, you're in trouble.

I'm creating an AI-augmented tool to bring property & market analysis, lead generation, and marketing development to the average investor. I already have a software development team chosen and will start production very soon.

I use Chat GPT to help me practice Spanish since I found a video about it on YouTube. And sometimes when I get stuck while writing an email I look for inspiration there.

 I use perplexity more for house engineering and also to researching partial house. Perplexity uses a lot of data from realtyhop ; for example, this site is awesome and lot of thing thatI do not know before, but this tools generate new information that's very valuable.

we still have long lot of invention decade within AI, this is nothing from over.

also what's interesting is that some of these LLM-AI model can use a forum to give answer, perplexity is using Rediit for example, not long time ago someone is asking me to use my answer for their AI tools lol. So lets say we use biggerpocket as source of LLM, hence in AI we can ask question like ? 

"where to find the highest cash flow city in USA ?"

Or "If Bruce wants to buy new home, what is his criteria ? " LOL the AI can fetch from your specific answer.

 I also have to mentioned that the biggest advantage of using AI is for internal company usage, especially in a companies where it has multiple product, multiple supplier , or producing very competitive product ; company like home depot , medical device or even Adobe, can really make killing productivity by leveraging AI.

For people in tech, the ability of AI to generate a code , a database or to articulate complex system , is very valuable.

I have been moving from search engine to AI too in last few months and result was great. AI is more or less, a search engine/google version 3.0.

Instead of posting a question and waiting hours for Bruce to respond, you can ask AI and it will tell you what Bruce will say based on previous answers! We'll no longer have to interact with each other. And when the porn robots appear...

I use AI to write property descriptions, emails, letters, and responses to 5-star reviews. I also created pictures for blog posts and the book I'm writing, a list of blog topics, social media posts, marketing ideas and to strengthen my writing. Everything it produces needs to be tweaked, but it gives me fresh ideas.

It's a powerful tool, but its strength depends on the skill of the person wielding it. The moral decline of humanity indicates it will be used for more evil than good.

 originally, when some group of us is creating and developing internet back then in 1990-ish, it is just as purpose to connect the knowledge and technical information between computer science student ; back then everything is good.

things going awry when bad guy like mark zukerberg started making facebook,instagram, tinder and all these bulllsh*t that destroy the society.

this AI tool is extremely useful for invention actually, it's useful for technicality , to create product that help humankind.

but guy like Mr. Mark is making meta, AI girlfriend and all those thing that started destroying society again.

There was a time that I think these thing should not be available to the masses, only should be use to homeowner only LOL oops I meant technical people.

 What people dont realize is that how fast these AI thing create turbulences in tech industry and creating the mass layoffs of 2023 ; while at the same time reducing the office needs as well.

Google just decided not to expand new office in north bayshore in palo alto because they're the first company threatened by AI and has to layoff people. 

The impact is already there, indirectly.

AI already contributed to reduce the salary of tech workers thru these processes.

I have been using ChatGPT to generate Scope of Work, explaining the step of the building.

I am a general contractor and i can say that it generates great scopes .

I also used it when I made a Google Sheets calculating chart for generating formulas that I didn’t know how to type.

So awesome!
