Purchase Price: $76k
Repairs: $27k
ARV $130k
Credit Score: 755
Experience: 1 other property within the last 3 years
Prefer 70% LTV. We really need someone local that can do an in-house valuation or desktop appraisal to speed up the process. Looking to close by 20th.
Might have issues with the minimum loan amount for this. There are plenty of good lenders under the find a lender tool here on BP.
Yeah, I have been in contact with one that will do a loan as low as $40k but they need a minimum of 3 weeks to close. I know many don't like to go under $100k in loan.

Ferndale ct, it will be hard to get 130k arv there. One a block over sold for 100 a while back, I was amazed at that. I looked at 511 Ferndale ct, if that is the one in question. I can look back at my notes for renovation cost if you are interested. As a 3/2 it would probably get 1,000-1,100 on sec 8.
Not a war zone at all, but probably a C area.
